An empty care home could be demolished and replaced by a new home more than three times the size.
A planning application has been submitted to Hertsmere Borough Council to knock down The Meadows in Castleford Close in Borehamwood.
The applicants propose building a 75-bed residential care home for people with dementia on the site of the 24-bed home, which has been lying empty for four years.
There will be a roof garden on the second floor, a downstairs sensory garden and balconies, with 18 jobs created, delivering care around the clock.
There will be 20 spaces for cars and 12 for bikes.
In its pre-planning response, the council has identified a need for care for people with dementia, adding the current facility "fails to meet the modern standards for living in care".
The council has previously granted permission for a facility like this with 80 beds, in 2018.
An arboricultural report notes that some trees will have to be removed to create the development.
However the planning applications states additional trees will be planted, which include using trees to create a screen between the site and the surrounding houses.
The scheme is set to be determined in May.
